25.03 · Corporate cafe build-out — completed, doors open

commenced September 2024 as 24.09 · steel framing, ground works, full commercial kitchen infrastructure, extensive shop millwork · about 10% over budget, about 30 days behind schedule — mostly communication challenges between the mall owner and the City, negotiated as best we could · full story in the Journal

25.01 · Large commercial office and clinic — commences

delayed start due to City permitting process · once construction commenced, we were on time — a 6-month commercial build · completed June 2026, about 10% over budget
